8/15/2011 Marcellus Shale Pipeline on Tap in Pennsylvania
An estimated 2 Billion Dollar Project that will bring many jobs and income for many people in Pa is about to be underway.  Although Marcellus Shale Drilling had begun a few years back Pa is still in the beggin phase to really start production.  This means more jobs, greater income, and lower costs for natural gas.

8/4/2011 Foudner of ForSalebyOwner.com - uses a realtor to sell his home
 


Funny that the Founder and former CEO of ForSalebyOwner.com, Colby Sambrotto listed his 2,000 square foot New York condominium on his own through online classified ads and FSBO sites, only after six months, he decided to hire a realtor to sell his home.

After giving up on the for sale by owner route, Sambrottos decision to hire a broker led to attracting multiple offers, closing for $150,000 over the original asking price. His home sold for $2.15 million including a 6% commission.

8/1/2011 June 2011 Monthly Real Estate Report for Berks County Pennsylvania

There are 3,978 homes on the market. Exact same as last year same time.

Inventory accumulation is up 12.2 to 16.2 from last year same time.  

  6 is concidered a good number meaning a stable economy.   This number represents the length of time in months to sell all the remaining homes if no new homes are added.

Last year 415 homes settled in June 2010.  This year 320 homes settled.  Showing a slow down in the market.

On average.  Homes Sold are getting 91% of their asking price.

Last year to date 1,850 were sold by the end of June 2010.  This year we have sold1,484 homes so far.

New Rural Housing Loan Rates, 100% financing, in Berks County gives you a deal.

4/25/2011 sprinklers are not required for new construction in PA

Sprinklers no longer a mandate in Pennsylvania!

Governor Tom Corbett today signed his first bill, House Bill 377 which removes the sprinkler mandate on all newly constructed one- and two-family homes. The new law is Act 1 of 2011.

Now that sprinklers are a consumer choice, builders must offer a buyer the option of installing sprinklers. Builders must also provide the buyer with information made available by the State Fire Commissioner on the possible benefits of installing a sprinkler system.

Among other things House Bill 377 will also change the codes adoption process in Pennsylvania and require increased standards for fire protection of flooring.

As of January 1, 2010, sprinklers are mandated in newly constructed townhomes. Act 1 will not change this requirement.

The Pennsylvania Association of Realtors® thanks you for your ongoing support of this issue. Over the past three years, PAR members have sent over 5,000 emails and placed countless calls to the legislature asking them to take action and repeal the sprinkler mandate.
